Signs showing your foundation is compromised
When your home is subject to poor compaction or unexpected settling, a new foundation isn’t an option. Inserting piers to stabilize or lift your foundation is the cheapest option available from our qualified teams. Don’t panic, let us give you some calming reassurance that a solution doesn’t have to involve large equipment, large holes or large sums of money.
Common signs of a compromised foundations are doors and windows no longer shutting easily and patterned cracks on the exterior, typically in a diagonal direction. Underpinning a foundation stops the settling and can lift the foundation back to the proper proper location.
To underpin an existing foundation we expose the footing just enough to place the pier. We install a pier with enough capacity to support the structure. Once all piers are placed, a bracket is placed at the top of a helical pier, designed to assist the footing. These are bolted to the existing footing, then lifted by large jacks to apply a steady pressure to the footing. With that uplift, the weight of the building is shared by both the existing foundation, and the new piers. Lifting the foundation isn’t guaranteed, but is seen on many underpins performed in the state of Utah.
